The second point of “wa” and “ga”.
●わたしの いえの まえに こうえんが あります。
There is a park in front of my house.
＊「こうえん」のうしろに 「が」をつかいます。
In this case, “ga” comes after “こうえん(a park”).
●こうえんは わたしの いえの まえに あります。
The park is in front of my house.
＊「こうえん」のうしろに 「は」をつかいます。
In this case, “wa” comes after “こうえん (the park)”.
「こうえん」は主題（トピック）ですから、「は」をつかいます。
Because “The park” is the topic of the sentence in this case, “wa” comes after “The park”.
ルールは
The rule is;
「場所（ばしょ）」に 「何か（なにか）」が あります。 “place” ni “something” ga arimasu.
「何か（なにか）」は 「場所（ばしょ）」に あります。 “something” wa “place” ni arimasu.
